Where to stay in Izmir: the main areas and when Buca makes sense
· 9 min read

Where you stay in Izmir depends on why you are coming. Tourists and first-time visitors usually stay in the centre, near the seafront and the old bazaar, while beach lovers head west to the Çeşme peninsula. For visitors to hospitals or the university campus in Buca, long-stay guests and anyone travelling by car, this quieter residential district is often more practical. This guide compares the main areas and explains when Buca is the better base.
Which areas of Izmir do visitors usually stay in?
Izmir wraps around a wide bay, and each area has its own character:
- Alsancak and the Kordon: Central and lively, with the seafront promenade, cafés, restaurants and nightlife on the doorstep; popular for a first visit, though the busiest streets can be noisy until late.
- Konak: The historic centre, with Konak Clock Tower, the lanes of Kemeraltı Bazaar, the Agora of Smyrna and Kadifekale on the hill above; the obvious choice for sightseeing on foot.
- Karşıyaka: A residential district on the northern shore of the bay, with its own seafront and shopping streets and ferries across to the centre; a good fit if you prefer local life to the tourist scene.
- Bornova: A large district north-east of the centre, home to Ege University, with a strong student presence and a metro line into town.
- The Çeşme peninsula: Beach resorts on the coast west of the city, better suited to a seaside holiday than to exploring Izmir.
For a short visit as a tourist, Alsancak or Konak puts you closest to the main sights.
Is Buca a good place to stay in Izmir?
Yes, if what brings you to Izmir is in the south-east of the city; less so if you want the sea on your doorstep. Buca is one of Izmir’s most populous districts: mainly residential, with busy shopping streets and a large student population, though a few streets back from the main roads life is calm. It is home to the Dokuz Eylül University Tınaztepe Campus (DEÜ) and to hospitals such as Buca Seyfi Demirsoy Training and Research Hospital. Its 19th-century Levantine mansions, Hasanağa Garden and Buca Pond (Buca Göleti) give it a character of its own, as our guide to things to do in Buca shows. Bear in mind, though, that Buca is inland: it is not on the sea and not a beach area.
Buca often works better than the city centre in these situations:
Hospital visits
If a relative is in hospital in Buca, you will want to be close by, to be able to get in late at night and to sort out meals easily. Visiting routines can change from day to day, so a 24-hour reception makes a real difference.
University and exam visits
For students, parents and academics visiting the DEÜ Tınaztepe Campus, the Tınaztepe and Kuruçeşme side of Buca is the logical choice. Demand rises around enrolment, exams and graduation, so plan early; our guide to visiting Dokuz Eylül University has more tips.
Business trips and travelling by car
If your meetings are in industrial areas such as the Aegean Free Zone in Gaziemir or the Kemalpaşa Organised Industrial Zone, a base near the O-30 ring road makes daily travel easier, and on-site parking saves you hunting for a space. Fast internet and somewhere comfortable to work matter as much as location.
Family stays
With children, a single hotel room soon feels cramped. A separate seating area, a kitchenette and a quiet street make it easier to keep to sleep and meal times. If you need a baby cot or an extra bed, ask reception before you book, and see our guide to Izmir with kids for more ideas.
Weekly and monthly stays
For a project, an internship, medical treatment or a gap between homes, the essentials change: a kitchen, laundry facilities, regular cleaning and nearby shops. An apartment layout then makes far more sense than a standard hotel room. Wondering whether Izmir is a good place to live? A few weeks in a residential district such as Buca lets you try out everyday life before you sign a tenancy agreement; see our page on monthly stays in Izmir.
Kuruçeşme, Tınaztepe or Şirinyer: which part of Buca suits you?
Buca’s neighbourhoods are close together, but each has its own rhythm, and streets can differ even within one area.
- Kuruçeşme: Close to the Tınaztepe Campus, mainly residential and generally quiet. The nearby O-30 ring road makes it practical if you are driving or crossing the city.
- Tınaztepe: The area around the DEÜ Tınaztepe Campus, busy with students in term time and handy if your visit involves the university.
- Şirinyer: On the city-centre side of Buca, a busy commercial area near main roads and the İZBAN commuter rail line. Worth considering if you will often take the train into town, though traffic and noise can be heavier.
- Buca centre: With its market streets, older lanes and historic buildings, one of the liveliest parts of the district. Handy for shopping and errands, but the main streets can be congested and parking hard to find.
Wherever you stay, check journey times in a map app for the time of day you will actually travel.
How do you get around Izmir from Buca?
Buca is close to the city centre, the ring road and the airport, with these main connections:
- O-30 ring road: It links many of Izmir’s districts and is a common route towards Bornova, Gaziemir and the airport.
- İZBAN commuter rail: The north–south line runs through the Şirinyer side of Buca, with connections to the city centre and the airport.
- Izmir Metro: Reach it by bus or by changing from İZBAN, then continue to other parts of the centre.
- ESHOT buses: Routes link Buca’s neighbourhoods with the city centre and the rail stations.
From Royal Palace in Kuruçeşme, the O-30 ring road is approx. 3 km away, İnkılap metro station approx. 15 minutes, Konak Clock Tower approx. 9 km and Izmir Adnan Menderes Airport (ADB) approx. 20 minutes. Times vary with traffic, so allow extra time at rush hour for appointments, exams and flights. From the airport by public transport, take İZBAN to Şirinyer, then a taxi or bus; check current timetables with ESHOT, İZBAN and Izmir Metro. Flying in late or leaving early? Where should you stay for your type of trip?
A quick summary of the options:

| Local life by the water | A residential feel, ferries across the bay | Karşıyaka |
| Ege University visit | Being close to campus | Bornova |
| Hospital visit in Buca | A short journey, late check-in, parking | Buca, near the hospital |
| DEÜ Tınaztepe: enrolment, exams, graduation | Being close to campus, booking early | Tınaztepe, Kuruçeşme |
| Business trip by car | Fast internet, parking, ring-road access | Kuruçeşme, near the O-30 |

| Weekly or monthly stay | Kitchen, laundry, regular cleaning | Residential Buca, near shops |
| Frequent trips into town by rail | A rail connection | Şirinyer |
What should you check before you book?
Listing photos rarely show what matters most, so whichever area you choose, get clear answers to these questions:
- Parking: Is there parking, is it free and is it covered? Hunting for a space on busy streets wastes time; valet parking is a bonus.
- Kitchen: Is there a kitchenette with basic kitchenware? Beyond a few nights, cooking for yourself helps both your budget and your routine.
- Reception hours: Is reception open 24 hours? After a late flight or a long day at the hospital, you do not want to be left waiting at the door.
- Internet: How fast and reliable is the connection? For remote work, video calls or online classes, “Wi-Fi available” is not enough.
- Cleaning and laundry: How often are rooms cleaned, are bed linen and towels changed, and can you do your washing?
- Security: Is the entrance controlled, and are the common areas covered by CCTV?
- Real journey times: Do not settle for “close to”; ask roughly how many minutes or kilometres it is to where you need to be.
- Confirmation: Is it clear how and when your booking is confirmed?
Torn between an aparthotel and a boutique hotel? Choose an apartment layout if a kitchen and space come first, a boutique hotel if service matters more – or a property that offers both.
